Dubai Ruler Expands UK Land Empire with New Scottish Palace

Mohammed bin Rashid’s latest 15-bedroom estate fuels speculation over a “golden exile” as his domestic role declines in the UAE.

Watan-In a new addition to his expanding portfolio of overseas properties, Mohammed bin Rashid Al Maktoum, the ruler of Dubai and Vice President of the United Arab Emirates, has received approval to build a new palace in the Wester Ross area of Scotland. This brings the total number of his palaces in the United Kingdom to ten, spread across the Scottish Highlands and the capital, London.

The new palace, which will feature 15 bedrooms, is located on an estate spanning more than 63,000 acres. This further cements Mohammed bin Rashid’s status as “one of the largest landowners in Britain,” with over 100,000 acres under his name. His holdings include palaces, horse stables, world-class training centers, and luxury properties in some of London’s most prestigious neighborhoods.

Sources close to the Dubai ruler justified the move by saying the new palace is “intended to host friends and extended family,” as existing residences have reportedly become insufficient in recent years. However, the timing, location, and growing number of estates raise questions about deeper motives—especially amid increasing political speculation about undisclosed tensions between Mohammed bin Rashid and Mohammed bin Zayed.

Golden Exile or Strategic Exit? Bin Rashid’s UK Assets Raise Questions

British media have also questioned the methods used by the Sheikh’s foundation to register property. Reports indicate that some assets are held through proxies or shell companies—technically legal, but reducing tax obligations. Lawyers for the Dubai ruler denied any wrongdoing, asserting that all procedures are handled by financial advisors and comply with UK law.

What stands out is that this rapid expansion of overseas assets coincides with a diminishing domestic role for Mohammed bin Rashid, in favor of his former ally Mohammed bin Zayed. This has led some to wonder:
